Step 1: Discovery & Briefing

Step 2: Site Exploration

Step 3: Concept Design
With your brief and site insights, we sketch ideas and layouts that capture form, flow and function. This is where your vision begins to take shape — the first glimpse of possibilities.
Step 4: Design Development
Now we flesh out the concept. We refine floor plans, elevations, materials and spatial relationships through reviews and iterations. Every detail is dialed in so that design meets your lifestyle and build-goals.
Step 5: Compliance & Approval
We handle zoning, planning and permit strategies so your project advances smoothly. Our in-house team coordinates documentation and submissions so nothing gets lost in the shuffle.
Step 6: Construction Documentation
We produce detailed drawings, structural plans, mechanical/electrical layouts and finish schedules. These documents become the roadmap for construction, giving clarity to every trade on site.
Step 7: Mobilization & Start
Because Bay Scenery holds its own general, landscape and pool licenses and uses in-house design staff, we can streamline bidding (when applicable) or move directly into construction with our trusted team. You benefit from a unified approach, fewer hand-offs, higher accountability.
Step 8: Construction Administration
We monitor the build closely—visiting site, reviewing progress, coordinating trades and verifying compliance with design intent and craftsmanship standards. Our unified team ensures design and construction stay aligned.
Step 9: Finishes & Interior Integration As the structure takes shape, we help you personalize the space — fixtures, lighting, finishes, cabinetry and furnishings. It’s where the project becomes distinctly your home.
Step 10: Final Walk-through & Handover
Before you move in, we walk the entire space together, review every detail, resolve punch-list items, and hand over the keys with confidence. You receive a truly complete home, built to your vision.
